The following is an overview of the services the Jensen Property Management & Leasing team would like to provide you as an owner of rental property:

Initial Inspection and Inventory of Unit

Advertisement of Property FOR RENT such as:

  • Internet - www.jensenpropertymanagement.com
  • Newspaper
  • For Rent Magazine
  • In House Rental List
  • Mailing Lists
  • Fax to Corporate Human Resource Employers
  • Sign on Property (where permitted)

Tenant Screening/Securing A Suitable Tenant

  • Credit Check
  • Criminal Background Checks
  • Sex Offender Check
  • Verify Employment
  • Investigate two (2) past rental histories

Collection of Rents, Deposits and Other Receivables from Tenant

  • Tenant Correspondence, as necessary.
  • Late notices to tenant, as necessary.
  • First phase eveiction acotions for non-payment of rent and/or lease violations.
  • Move-Out Inspection and security deposit reconciliation when tenant vacates.
  • Lease renewals at no additional charge.

Monthly Distribution of Funds with Full Documentation and Accounting Reports

  • Non-ineterest bearing trust account for tenant security deposits.
  • Contracting and supervision of routine maintenance (no "up-charge" on maintenance costs).
  • Owner consultation, as necessary.
  • 1099 processing and reporting annually.
  • If desired, we can direct deposit into your bank account all of your rental proceeds
  • If desired, we can pay from your funds HOA dues, Utilities, etc.
  • Year-End Financial Statements and IRS Reports and documents for your accountant

Periodic Inspection of Property while property is occupied

Handling ALL Calls Concerning Maintenance, Complaints, Questions and Concerns

  • 24 Hour Emergency Contact is provided
  • Fee for this service is 10% per month of collected monies. there are no upfront or initial set up fees charged. We do not earn our fee until we secure you a tenant and/or rent is collected.
